The 54 storey tower accommodates a five star hotel of 220 keys, incorporating ballroom facilities on two floors along with restaurants and cafes.  The hotel is complemented by 340 residential apartments, and some 12,000 m² of commercial office space.  The podium comprises a 12,000m² retail mall and a 4,500  m² health club, together with parking and service accommodation, while the top 3 floors – the highest point in Kazan – take the form of a spectacular viewing gallery, featuring a huge interpretive model of the city, together with a restaurant enabling visitors to take their time enjoying the stunning view by day or night.

Kazan is a true meeting point for many cultures.  Here East meets West, Christian meets Muslim, Tatar and Bulgar come together with Russian and European.  The new tower draws heavily on this duality in its basic form. The building meets the ground with a sloping podium which creates with its reachable and landscaped roof a public plaza for the city. On environmental level, the design is responding to the different environmental elements to accomplish the most efficient and sustainable building possible.
